What Is a Perc Test?

A percolation test, or “perc test” as everyone calls it, measures how fast water drains through your soil. That one number decides whether your land can support a conventional septic drain field, and if so, how big it has to be. If you’re building on rural land, adding a bedroom, or buying an unsewered lot, it’s usually the first test standing between you and a septic permit.

What the test actually measures

Septic systems work by letting soil filter and absorb treated wastewater. Some soils do that fast, others barely at all. The perc test puts a number on it. You dig a hole, fill it with water, and time how fast the level drops. That gives you a percolation rate in minutes per inch (MPI). A low MPI, say 10 minutes per inch, means fast-draining soil like sand. A high MPI, over 60, means slow soil like clay, which may not support a standard system at all.

Why you need one

A perc test isn’t bureaucratic box-ticking — it protects your groundwater and your wallet. Counties require a passing perc or soil evaluation before issuing a septic permit, because a drain field on the wrong soil can back up, contaminate a well, or fail within a few years. In practice, you’ll run into a perc test in four situations:

  • Building a new home on land without municipal sewer
  • Adding bedrooms (which increases the required system size)
  • Replacing or expanding a failing septic system
  • Buying raw land, where smart buyers make the sale contingent on a passing perc

How a perc test works, step by step

  1. Dig the holes. One or more holes are dug to a county-specified depth, by hand for a small lot or with an excavator for larger or deeper testing.
  2. Pre-soak. Many counties require the holes to be saturated for hours (sometimes overnight) so the result reflects worst-case wet soil, not dry summer ground.
  3. Fill and time. Clean water is added and the drop is timed over set intervals, producing the percolation rate in minutes per inch.
  4. Record and report. The rate is written up in a report you submit to the health department for your permit.

In many states, a licensed soil scientist now performs a soil (profile) evaluation, reading soil texture, structure, and depth to bedrock or the water table, instead of or alongside the timed test. Which one your county wants affects both the process and the price.

What counts as passing?

There’s no single national cutoff. Each county sets its own acceptable range. As a rough guide, though, soil that percolates in the 5–60 minutes-per-inch window usually supports a conventional system. Faster than about 5 MPI can drain too quickly and filter poorly, while slower than roughly 60 MPI often pushes you toward an engineered design. What if your land fails?

A failed perc changes the budget, not necessarily the plan. Depending on your county, options include an engineered or mound system, an aerobic treatment unit, or a holding tank. Each costs more than a conventional system and usually adds maintenance. That’s exactly why the test is worth doing carefully, and why raw-land buyers should test before closing rather than after.

How to prepare

  • Call your county health department and ask exactly what test type, hole count, and depth they require.
  • Ask what percolation rate (MPI) passes locally and how long the result stays valid.
  • Schedule for the right season, and avoid frozen or unusually dry ground.
  • Know your bedroom count; it sets the design flow that sizes the whole system.

What can change your perc result

The same lot can perc differently depending on when and where you test, which is why counties standardize the conditions. A few things move the number:

  • Season and water table. Soil that drains fine in dry August can be saturated in a wet spring. Many counties require testing during the high-water-table season so the result reflects the worst case.
  • Recent rain. A downpour right before testing skews the reading, which is partly why the mandatory pre-soak exists.
  • Compaction. Heavy equipment or driveways can compress soil and slow percolation. Tests must be run on undisturbed native soil where the field will actually go.
  • Fill dirt. Many counties won’t accept a perc on non-native fill. The soil has to be the real ground the system will use.
  • Location on the lot. Soil varies across a parcel; the tested spot should be the planned drain-field location, not just a convenient corner.

Perc testing when buying raw land

For an unsewered lot, the perc test is the single most important piece of due diligence — it can be the difference between a buildable homesite and an expensive problem. If the land fails, you may be looking at an engineered system worth tens of thousands of dollars, or a lot you can’t build on at all.

Protect yourself two ways. First, make the purchase contingent on a passing perc test (a “perc contingency”) so you can walk away if the soil fails. Second, don’t take a listing’s word for it: “perc approved” and “perc tested” aren’t the same thing, and old results expire. Ask the county for the report, check its validity date, and confirm it covers the area where you’d actually place the system. Perc test vs. septic inspection: not the same thing

People shopping for a home often confuse these two, and the mix-up can be costly. A perc test evaluates raw soil to design a new septic system. It answers “can this land handle a drain field, and how big?” A septic inspection checks an existing system, the tank, baffles, and field, for a real-estate sale, answering “is the system already here working?”

If you’re buying vacant land, you need a perc test. If you’re buying a house that already has septic, you need an inspection (and possibly a pumping). Buying land with plans to build? You may end up needing both over the project’s life. Knowing which one the situation calls for keeps you from paying for the wrong service, or skipping the one that actually protects you.
